Your building's tenant experience team. On site. Fully run.
We place a trained experience manager in your building and run everything behind them. Events, vendors, tenant emails, budgets and a monthly report your asset team can use.
Running today across a national office portfolio in Colorado, California, Massachusetts, Illinois and Washington.
The Buildings That Keep Tenants Feel Looked After
Tenants have more choices than they did five years ago. Most property teams know this. They do not have the people to do it.
A property manager cannot also plan two events a month, chase vendor insurance, write the tenant newsletter and photograph the lobby. That is the job we take on.
What Is Included
An on-site Experience Manager
A full-time professional in your building, or shared across two or three nearby buildings. We recruit, train, pay and manage them, so they are not on your payroll.
A monthly event calendar
Two events per building per month is our standard rhythm. One lobby pop-up for everyone. One smaller enrichment session with a sign-up cap. Seasonal anchors like holiday parties and summer rooftop nights on top.
Vendors, handled
We source, compare and book caterers, wellness providers, entertainers and rentals. We collect certificates of insurance before anyone sets foot in the building.
Tenant communications
Event announcements and reminders. A monthly lineup. Building app or website posts. Signage from your template.
Hospitality touches
Lease anniversary gifts. New tenant welcomes. A monthly thank-you to the janitorial, security or engineering crew.
Budgets you can trust
Spend tracked by building and by line. Variance flagged before the event, not after.
Reporting
A recap within 48 hours of every event. A monthly summary by the 10th. Attendance, participation rate, cost per attendee and photos, by building.
Training and backup
Every manager completes our experience manager training path before day one. If a seat goes vacant, our account team covers the core tasks while we recruit.
How It Works
- 1
Walkthrough (Week 1)
We tour your buildings, meet your property team and learn your tenants. You tell us what good looks like.
- 2
Program plan (Weeks 2 to 3)
You get a written plan. Buildings, staffing model, event calendar, budget per building and the KPIs we will report.
- 3
Hire and train (Weeks 3 to 8)
We recruit the experience manager with you in the room. You approve the hire. They complete training before they start.
- 4
Launch (Months 2 to 3)
First events go live. Recaps start. You get your first monthly report.
- 5
Review (Every quarter)
We sit down with your asset and property teams. What worked. What did not. What changes next quarter.
Staffing Options
Event program
No on-site seat
For a single building, or a building that needs events, not a full-time host. We plan, staff and run each event and handle vendors in between.
Embedded building
One manager, one building
One experience manager in one building. Best for trophy towers and campuses.
Shared seat
One manager, two or three buildings
One experience manager across two or three nearby buildings. Common in downtown cores.
Portfolio
Many markets, one contract
Multiple markets under one contract, one account lead and one report. Add or remove buildings with 30 days notice.
Pricing is per building and per seat. Salaries pass through at cost with no markup. Ask us for the rate card.
A Boston-Based Office REIT, 11 Buildings, 5 States
We took over a long-running tenant experience program in September 2025. Within the first months we converted it to dedicated experience managers in each market, built a training path for every new hire and put every building on the same recap and budget rhythm.
- 11 Class A office buildings in Denver, Boulder, Boston, Chicago, Seattle, the Bay Area and Los Angeles
- About 2 events per building per month
- Lobby pop-ups that draw 150 or more tenants
- Recaps within 48 hours. Monthly summary by the 10th.
Why Air Fresh
We are an events company first.
We have staffed and produced live events since 2008. Tenant programming is events done every week, in the same building, for the same people. That is our home turf.
We already have the people.
Experience managers seated in five states today. A Denver bench of event staff for the big nights. We handle recruiting, pay and HR.
You see everything.
Your program lives in a client portal. Event calendar, budgets, recaps and photos in one place. AI drafts the recap. A person checks it before you see it.
New managers are trained before they start.
Our training path covers the brand, the building, events, vendors, budgets, systems and hospitality standards. Video lessons from real program training.

Tenant Experience Program FAQ
Who manages the experience manager?
We do. We handle recruiting, training, pay, performance reviews and, if needed, replacement. They are not on your payroll.
Do I approve the hire?
Yes. You meet the finalists. Nobody starts in your building without your OK.
What does a tenant experience program cost?
A monthly program fee, a per-seat management fee, and the manager's salary at cost. Event vendors and supplies are billed at cost against a budget you set. Ask us for the rate card for your buildings.
What happens if the manager leaves?
Our account team covers the core tasks while we recruit. We present qualified candidates within 21 days.
Can we start with events only?
Yes. Many buildings start with our event program and add a seat later.
Do you work with our property manager?
Yes. We work alongside your property management team, third-party or in-house. We handle tenant experience. They handle the building.
Do you work with our tenant app?
Yes. We post events and collect RSVPs in the app or website you already use. We do not sell software.
What markets do you cover?
Seated managers today in Colorado, California, Massachusetts, Illinois and Washington. Event staff nationwide.
How do we measure success?
We agree on KPIs before launch. Typical ones: participation rate, attendance against cap, repeat attendance, cost per attendee, recap timeliness and tenant feedback.
How long is the contract?
Twelve months, with 30 days notice to add or remove a building.
